Thermal Extraction Process:
This procedure is a method that few companies can afford to do. It requires specialized equipment to reach the temperatures needed for the Thermal Extraction Process to begin. These units can cost well over $140,000 dollars to build with some reaching upwards of $300,000 dollars for a single unit. They usually have twin boilers with a ratio of 168,000 to 230,000 BTU’s for every (1) gallon water produced per minute output of the washer. This is a significant amount of BTU ratio to every gallon of water produced. This ratio is needed to reach the 290 to 400+ degrees at FULL flow rate of the washer. To reach these temps with a full flow system creates the ability to clean up to 6-12 times greater than a upscale Commercial Pressure washer which has a BTU’s rating of only 450,000 BTU’s or 65 to 75,000 BTU’s per gallon of water. These off the shelf equipment washers simply cannot compete with a machine that can achieve Thermal Extraction.
Thermal Extraction Process also can kill pathogens found inside Medical Facility Parking Structures. It has been documented that employees who work inside the garage, have been infected by these pathogens. As a result from these flesh eating pathogens, hospitals have been aggressively treating people who have been infected. Of course the health and safety of those who work or use the garage comes into question as well. For this reason alone, most companies will want a Thermal Extraction process when cleaning their facilities.
Pressure Washing Services
These “Off the shelf” pressure washers reach temps of 165 degrees to 190 degrees F. These units are 1/20 the cost to buy with much lower operating costs than Thermal Extraction Units. Results from these washers are good for Sidewalk Cleaning, Building Washes etc. These machines are also used for Garage Cleaning Rinse Down or lite cleaning only. When used for Garage Cleaning, you can expect more frequency of cleanings when it comes to oil extraction and stains. Only the immediate surface is cleaned with little to no penetration into the concrete will be achieved. Pressure washing services, when used for garage cleaning, should be done after a deep Thermal Extraction Process has been achieve. This type of service should be done to keep the oils and dirt from impregnating the concrete. This service should be done on a quarterly service and is far more expensive in the total yearly costs then Thermal Extraction Process.
Scrubber with Power Washing Serivces
The Tennate Ride on Scrubber is designed to pick up spills and dirt that acquire on the surface of the garage and definitely before these items get imbedded into the concrete. This type of service is designed well for those who need a daily on going preventive maintenance program and is not designed to replace a quarterly or annually deep cleaning program. To do so will be counterproductive as many of my clients have found out over the years.
When applying detergent to the oil stain, the Tennate ride on scrubber can produce up to 400 lbs per sq. inch of scrubbing force to a newly formed stain. A power wash is usually accompanied by the Tennate to rinse the waste and to remove gum. This low cost monthly maintenance service is for spot cleaning and daily spills at best and was never intended to replace a yearly deep cleaning service.
Here is a photo of a garage owner that thought scrubbing and spot cleaning was the answer for a clean garage. Here you can see how the oil saturated with the concrete. This type of cleaning is later complicated by the added detergent and scrubber which end up pushing the oil into the concrete from the floor above, thus dripping onto the cars. This dripping causes a caustic mixture which later will burn into the paint.
Filtration Units as required by law for discharge
In Parking Garage Cleanings, most POTW require that the class II waste must be handled correctly. The days of just dumping this oil laced product down the drain or in the landscape has long gone.
Back in the early 1990’s, a bunch of contractors was asked to attend a meeting with local governments on the filtration requirements. Back then I really did not know very much about filtration. They really did not tell us anything about how to build one, just that we needed to filter these 100 or so elements out of our waste water. Many did not want the headache, thus did not pressure cleaning garages, I did.
We designed out own filtration system at a cost of over 135,000. We knew that the filtration unit had to be big enough to handle the sludge while producing the 1.5 to 1 discharge ratio that most POTW require. That’s for every (1) GPM the pressure washers output is the filtration unit needs to be (1.5) GPM output. The reason for this is simple. A garage has allot of sq footage. There is so much class II Waste Product found inside a parking facility. Just a simple rinse down can produce a hundred gallons or more of a muddy substance called sludge. This substance must go through the filtration system. Since the purpose of the filter is to suspend the particles from passing through, one will find that a small filtration unit could get clogged in a matter of hours or even sooner. For this reason we built a filtration system that can handle the requirements for Parking Garage Cleaning.
If the unit is too small, you can expect real time delays in the cleaning form the contractor.
Ala Carte Cleaning or Section Cleaning
This ala cart type cleaning is less expensive for today’s cleaning, but is much more expensive to achieve the complete cleaning. You will find many companies offering this type of cleaning. The main reason is because they make more money with fewer equipment or manpower needed. You will see 1 or 2 guys cleaning where a complete cleaning could take as much as 20 guys to complete.
Another reason that a contractor may suggest “section cleaning” is that they simply do not have the filtration capabilities to do much more than a small section at a time. Most filters on the market can only handle 1 washer at a time, so the contractor is limited to how much surface he can clean in a day, about 20,000 to 28,000 sq. feet in a long single day. This means that on a 500,000 sq ft garage, you can expect the 20k per ft number with an average cleaning time of 20-30 working days to complete…..providing there are no mechanical breakdowns or clogged filtration issues.
